What is the difference between a conventional and addressable fire alarm?

A conventional system divides a building into zones — if a detector activates, you know which zone. An addressable system identifies the exact device that has activated, which is essential for larger buildings. We install both depending on the size and layout of your premises.

How often does a fire alarm need to be serviced?

BS 5839-1 requires professional servicing every 6 months for commercial premises. Recent guidance allows a 5–7 month window for scheduling visits. Weekly user tests are also advised — these take about 2 minutes and involve activating one call point.

Do you install fire alarms in HMOs?

Yes. HMO fire alarm requirements depend on the number of storeys and occupants. We install Grade D and Grade A systems as required by your local authority and the Regulatory Reform (Fire Safety) Order 2005.

Can you take over servicing an existing fire alarm?

Yes. We inspect your existing system, assess its condition, update any outstanding maintenance, and place it under our service contract.

Do you provide emergency fire alarm call-outs?

What is the difference between BS 5839-1 and BS 5839-6?

BS 5839-1 is the British Standard for fire detection and fire alarm systems in non-domestic premises: offices, retail, schools, care homes, warehouses, factories, and most commercial buildings. BS 5839-6 is the equivalent standard for domestic premises: single-occupancy homes, individual dwellings, and houses in multiple occupation. The two standards cover different system categories and grades. We install and maintain to both standards as a BAFE-certified maintainer.

Do you carry out fire risk assessments?

Yes. We carry out fire risk assessments for commercial premises and HMOs as a separate service alongside fire alarm installation and maintenance. The assessment identifies fire hazards, evaluates risk to occupants, and produces an action plan with prioritised recommendations. The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for any non-domestic premises to have a current fire risk assessment in place.

Do you install and repair smoke alarms?

Yes. We carry out smoke alarm installs and smoke alarm repair for domestic properties under BS 5839-6, including for HMO landlords meeting licensing conditions. Work covers Grade D mains-powered interlinked alarms with battery backup, Grade F battery-only systems, and panel-controlled Grade A systems for larger HMOs. We can also assess and repair existing smoke alarm systems that have failed user tests.

BAFE is the independent register for fire safety service providers in the United Kingdom.
