
There is no single price for a commercial fire alarm system, and any figure quoted before someone has looked at your building should be treated with caution. Two premises of identical floor area can differ by a multiple, not a margin, because the thing that drives the cost is not the size of the building. It is the level of detection the building actually needs, and that is set by the fire risk assessment rather than by the installer.
This guide explains what genuinely determines the price, so that you can read a quote with confidence and compare two quotes fairly. It is general guidance rather than a price list. For a figure that applies to your building, the only reliable route is a free site survey.

Why Commercial Pricing Works Differently
Domestic fire detection is largely a product decision: a number of interlinked detectors to a known specification. Commercial fire detection is a design decision. A system for non-domestic premises is designed to BS 5839-1, and that standard does not prescribe one system for all buildings. It sets out categories, and the category determines how much of the building is covered by automatic detection.
That is why a quote cannot sensibly be given over the phone from a floor area. Until the category is known, nobody knows how many devices the building needs.
The Single Biggest Cost Driver: The Category
BS 5839-1 categories run from manual call points only, through varying levels of automatic detection for life safety, up to full coverage for property protection. The practical range is wide:
- Category M is manual call points only, with no automatic detection. It is the lowest-cost option and is suitable only for small, simple, low-risk premises where occupants are awake and alert.
- Category L4 covers escape routes only. It is the minimum life-safety category and needs comparatively few detectors.
- Category L3 adds rooms opening onto escape routes, which in a building with many small rooms off a corridor can multiply the device count considerably.
- Category L2 adds high-risk rooms on top of L3.
- Category L1 covers all areas of the building, including voids and roof spaces where appropriate. It is typically required where people sleep on the premises, such as hotels and care homes.
- Categories P1 and P2 cover the building for property protection rather than life safety, and are usually driven by an insurer rather than by fire safety law.
The step from L4 to L1 in the same building is not a percentage uplift. It can multiply the number of detectors, the amount of cable, the panel capacity required and the commissioning time. This is the first question to settle, and it is settled by the fire risk assessment, not by the price you would like to pay.
It also means the single most common cause of two wildly different quotes is that they are quoting different categories. If one quote is markedly cheaper, check the category before concluding it is better value.
Conventional or Addressable
The second structural decision is the system type.
Conventional systems divide the building into zones. When a device activates, the panel indicates the zone rather than the individual device. The equipment is cheaper, but the cabling is less efficient because each zone needs its own circuit, and fault finding takes longer because a fault is located to a zone rather than to a device.
Addressable systems give every device its own address on a loop. The panel identifies the exact device, which makes fault finding and maintenance faster, and one loop can carry a large number of devices, which reduces cabling in larger buildings. The equipment costs more per device.
For small premises with few zones, conventional is often the sensible choice. Beyond a certain size the cabling efficiency and maintenance advantage of addressable usually outweighs the equipment cost, and for buildings likely to be altered or extended, addressable is easier to modify later. There is no universal threshold; it is a judgement made at survey.
Device Count, Zones and Panel Capacity
Once the category and system type are fixed, the device schedule follows: detectors of the appropriate type for each area, manual call points on escape routes and at final exits, and sounders positioned to achieve the required sound level throughout the building. Sounder coverage is a real cost factor that is easy to overlook, because achieving an adequate level in every part of the building sometimes needs more devices than people expect, particularly where occupants may be sleeping.
Panel capacity matters too. A panel sized exactly to today's device count leaves no room for a future extension, and replacing a panel later costs considerably more than specifying a slightly larger one at the outset.
The Building Itself
Two buildings needing the same category can still price very differently:
- Cable routes and containment. A building with accessible voids and existing containment is quick to install. Solid construction, exposed finishes requiring surface containment, or a building where cable must be routed around occupied areas all add labour.
- Ceiling heights and structure. High ceilings, atria, and complex roof geometry affect both detector spacing and the access equipment needed to install and later service the devices.
- Listed and heritage buildings. Where equipment is fixed to a listed building, consent is required, and the installation has to be designed around what is acceptable rather than what is convenient.
- Working in occupied premises. Installing around a trading business is slower than installing in an empty shell, and work that has to happen out of hours or in phases carries a labour premium.
- Access equipment. Scaffold, towers or powered access for high-level devices is a genuine line item, and it also affects the ongoing servicing cost for the life of the system.
Interfaces and Cause and Effect
This is the part most often missing from a cheap quote, and it is frequently the difference between a system that passes commissioning and one that does not.
A commercial fire alarm rarely stands alone. It may need to release door holders and magnetic locks, trigger automatic opening vents, send lifts to a designated floor, shut down plant or air handling, interface with a suppression system, or signal to an alarm receiving centre for remote monitoring. Each interface needs cabling, hardware, and, more significantly, programming and testing.
The programmed logic that determines what happens when a given device activates is the cause and effect. Writing, agreeing and testing it takes time, particularly in a building with phased evacuation or multiple interfaces. A quote that does not mention interfaces or cause and effect in a building that plainly needs them is not a cheaper quote, it is an incomplete one.
Commissioning, Certification and Handover
A properly delivered system includes commissioning with every device tested, a commissioning certificate, an as-fitted drawing or device schedule, a logbook left on site, and a demonstration to whoever will be responsible for the system day to day. These are not optional extras. Without the certification, the responsible person has no evidence of a compliant installation to show an insurer, a fire risk assessor, or a licensing authority.
When comparing quotes, check that commissioning and certification are itemised rather than assumed.
The Ongoing Cost, Which Is Not Optional
The installation is the start of the spend, not the whole of it. BS 5839-1 requires servicing by a competent contractor at intervals no greater than six months, so a commercial system carries a recurring cost for its whole life. Budget for:
- Servicing. Our annual servicing contracts start at £180 + VAT for commercial premises, covering a routine service and an emergency callout within the contract year. The figure for a specific building depends on the device count and how accessible the devices are.
- Battery replacement. Panel standby batteries and, on some systems, device batteries are consumables on a predictable replacement cycle.
- Remote monitoring, where the system signals to an alarm receiving centre, which carries a monthly or annual charge.
- Remedials arising from a service visit or a fire risk assessment.
A system with high-level devices in an atrium will cost more to service every six months, for decades, than an otherwise identical system at accessible heights. That is worth weighing at design stage rather than discovering later.
Where a Cheap Quote Usually Hides the Cost
If one quote is substantially lower than the others, it is usually explained by one of the following rather than by efficiency:
- A lower category than the fire risk assessment calls for, meaning fewer detectors.
- Conventional equipment quoted for a building that really needs addressable, which saves on equipment and costs more in maintenance.
- Interfaces and cause and effect excluded, to be priced later as a variation.
- Commissioning, certification or the logbook not included.
- Sounder coverage that will not achieve the required sound level, discovered at commissioning.
- The first year of servicing excluded, when a competitor has included it.
- The contractor is not third-party certificated, so the competence evidence falls back on you as the responsible person.
Who Decides the Category
The fire risk assessment determines the category, which is why we recommend having the assessment in place before seeking fire alarm quotes rather than after. Quoting without it means guessing, and a guess that turns out low is a variation later.
